The Party Wall etc Act 1996 provides a framework for preventing or resolving disputes in relations to party walls, party structures, boundary walls and excavations near neighbouring buildings. Anyone intending to carry out work to an existing party wall in England or Wales must give Adjoining Owners notice of their intentions. If the Building Owner and Adjoining Owner can’t reach agreement on the work to be done to the party wall, they should appoint an Agreed Surveyor to draw up an award (or each owner can appoint a surveyor to draw up the award together).
